• HOMEBUYER SURVEYS & VALUATIONS
This type of survey is produced in a standard format and includes a valuation. Recommended as a mid price range option for houses, bungalows and flats of conventional construction built after 1900. It is not a detailed survey but focuses on serious and urgent matters requiring attention.
• RESIDENTIAL BUILDING SURVEYS
Neil Bright Associates are able to carry out residential building surveys tailored to a clients' requirements. It will be a comprehensive inspection and is suitable for all properties but especially recommended for all listed buildings, those built prior to 1900, any of unusual construction, property which has had extensive alteration and property where there are planned renovations or alterations.
A brief inspection carried out on behalf of a lending company. Instructions to provide a valuation for mortgage purposes are usually sent direct to the administrative centre from the lending companies but a client can also ask the lender if they will instruct Neil Bright Associates.
We are able to act as an Expert Witness in respect of valuation disputes, Professional negligence claims, construction disputes and take instructions from solicitors, loss adjusters and insurers to prepare reports for the Court.
A Party Wall Award is required where a Building Owner is due to excavate close to or below a dividing wall between two properties, or cuts into the wall. The regulations as set out in the Party Wall etc Act 1996 must be adhered, and are intended to protect the owners and some leaseholders (minimum 7 years left to run) on each side of the affected wall. We will administer all paperwork required under the Party Wall legislation and can act for the Building Owner, Adjoining Owner(s), or as a Joint appointment where this is agreed.
